- The builder-owner approach is cheaper, but it’s more work and risk. You’ll be acting as your own general contractor, which means you’ll need to find the subcontractors, supervise the construction process and arrange for inspections if necessary. It will require a lot of your time and attention. The builder-owner approach is only recommended if you have enough time to commit to the project, or you have the experience to manage the construction project.
- The general contractor approach is more expensive because they take care of everything including permits and inspections. However, it’s less stressful since you won’t need to handle scheduling, supervising or hiring subcontractors.
6. Hire a builder you trust!
This step is really what makes or breaks the whole project. The right builder will help your dream home become a reality, and the wrong one… well, you don’t want to think about that!
The key is choosing a builder who matches your personality. You could build a home with yourself if you had the time and expertise, but would you enjoy that? Probably not. Find someone whose sense of humor matches yours. Someone whom you can easily discuss things with and be direct with when things aren’t going as planned – because they WILL happen! Your relationship with your builder should be solid so communication can flow freely between the two of you. There will be bumps along the way and you need to know that no matter what happens, your builder is trustworthy and reliable; this person will be part of your life for quite some time.
7. Get to work!
