How Much Does it Cost to Build a House?

The first question everyone asks is “how much does it cost to build a house?” The answer is that it depends on many factors. We’ll try to break down all the factors, but we recommend getting some help from professionals as well (we are happy to help!). For example, in most places, there is an agency which is responsible for giving out licenses and permits; many times they can give you very helpful information about the process of building.

How much does it cost to build a house? A lot. But what about the details? What are all the components that you have to budget for when constructing a new home? Below is a preliminary list of items to consider:

– Land costs

– Government charges (Titles, rates, etc)

– Site costs (Demolition and clearing)

– Soil tests and reports

– Surveyors

– Architects fees

– Sub contractor costs (Concreters, plumbers, electricians, etc)

– Building approvals and inspections

– Building materials (Cement, timber, bricks/blocks, render, steel etc)

– Fixings and fasteners (Nails, screws etc)

To build a house, you can spend anywhere from $80 to $200 a square foot, depending on the finishes you choose. The national average is around $100 per square foot.

It’s impossible to say how much it will cost to build your house until you know what kind of finishes are going into it. Here’s a look at some of the main costs that go into calculating the cost per square foot of your new home.

The cost to build a house is based on many factors, the size of the home, the quality of materials and appliances and whether you are building on a slab or a basement.

The cost of concrete for a slab is about $2.50 per square foot. If your home is 2,000 square feet, at $2.50 per square foot it will cost you $5,000 to pour a concrete slab for your new home.

How do you know what the cost to build a house is? Do you look at a price per square foot, or a percentage of the total cost, or is there some other way? And how does that vary from region to region?

Well, all those things are true, and none of them. It’s complicated. But it’s important, because the cost to build a house can be one of the most important factors in deciding whether or not you can afford your dream home. So let’s take a look at the factors that determine your construction costs.

Regional Differences

The biggest factor in determining cost is where you live. Here in southern Arizona, we have lots of land and low labor costs, so our average price per square foot for a custom home is about $150. The same home built in San Francisco would probably have a price per square foot five times as high — $750! And since San Francisco has very little vacant land available for building on, you’ll also be paying more for the lot on which your home is built.

The question is a bit misleading. It is much more complex than that. There are many variables involved in the cost of building a house. For example, you can build a simple house for 100k, but if you want to spend as much as possible and build it as fast as possible, the sky is the limit.

Let’s take a simplified example of how costs can vary from one house to another.

Let’s say our standard house has 2000 square feet of living area and a total of 2500 square feet including garage and porches. The construction cost for this would range from $125 per square foot or $250,000 up to $200 per square foot or $400,000 depending on what part of the country you live in and what finishes you choose.

If your house is bigger than 2500 sq ft, add $75/sq ft. If you have an attached garage, add another 15% to the cost of the house. If you have a basement instead of a slab on grade foundation, add another 10%. If you want granite countertops instead of laminate tops, add another 10%. If you want hardwood floors instead of carpet, add about 5%.

So for our example house with a basement and an attached garage:

According to HomeAdvisor, the average cost of a new home in the United States is $305,372. In addition to the price of the actual house, you will also have to pay for land, site work and permits.

If you are building your own home, you will need to work with a contractor who can provide an estimate for the project. At this time, it is important to start talking about things like flooring and appliances. These can add up quickly and if you do not plan for them accordingly, they can completely blow your budget.

Of course, there are ways that you can save money on each of these items. For example, if you are willing to purchase your appliances second hand or wait for them to go on sale at a major retailer like Lowe’s or The Home Depot, then you can significantly reduce your total costs.

The same principle applies to flooring and countertops. If you are simply swapping out a few tiles or installing laminate countertops as opposed to granite or marble, then your costs will be significantly reduced.
